Energy Performance Certificates (EPCs)

An Energy Performance Certificate (EPC) measures a property’s energy efficiency, giving it a rating from A (most efficient) to G (least efficient).

Each certificate also includes practical recommendations on how to improve performance, reduce running costs, and lower carbon emissions.

When You Need an EPC

You’ll need a valid EPC if you:

  • Sell or rent a property — it’s a legal requirement to provide an EPC to potential buyers or tenants.
  • Plan to improve energy efficiency — EPC recommendations help you identify simple, cost‑effective upgrades.
  • Undertake refurbishment or a change of use — certain works require an updated EPC to demonstrate compliance with building regulations.

What Happens During an EPC Inspection

During the EPC assessment, I carry out a detailed survey of your property to collect the data needed to calculate its energy efficiency rating.

This includes:

  • Measuring the building’s size, layout, and construction type
  • Checking insulation levels, including loft, cavity wall, and floor insulation (where visible or documented)
  • Recording the type and age of windows, heating systems, and hot water installations
  • Reviewing lighting, ventilation, and renewable energy technologies (such as solar panels or heat pumps)
  • Identifying the main fuel source (gas, electricity, oil, etc.)
  • Verifying any previous improvement works or relevant documentation (e.g., installation certificates, product details, invoices)

Owners should make access available to all rooms and provide, where possible, any manuals, certificates, or documentation relating to insulation, boilers, or renewable systems. This ensures the most accurate rating can be achieved.

After the Assessment

Once the inspection is complete, the data is entered into government‑approved software that calculates your property’s energy rating and potential rating.

You’ll receive an official EPC certificate, valid for 10 years, along with an advisory report outlining recommendations for improvement — from quick wins like low‑energy lighting to larger measures such as insulation or heating upgrades.
